What a Koa Build new home includes

A turnkey new build should be finished, compliant and ready to move into. This is what we deliver as standard.

Included as standard
Pre-construction Site visit and feasibility, geotechnical and engineering coordination, concept design, specifications and a fixed-price contract.
Consents Resource consent where required, building consent, development contributions coordination and all council inspections.
Structure Earthworks, foundations, slab or subfloor, framing, roofing, cladding and joinery — all to consented drawings.
Interior Insulation, linings, kitchen, bathrooms, wardrobes, flooring, painting, plumbing, electrical and ventilation.
Exterior works Driveway, paths, decks, fencing, landscaping and connection to services.
Handover Code compliance certificate, producer statements, warranties, as-built documentation and a maintenance schedule.

From bare section to handover

New builds follow a clear sequence. We plan the whole thing before we break ground.

    Section assessment, budget conversation and an honest view of what can be built on the site.

    Design & consent

    Architectural and structural design, specifications, pricing, then resource and building consent applications.

    Construction

    Earthworks through to final fit-out, with scheduled inspections and weekly progress updates with photos.

    Completion

    Final inspection, code compliance certificate, exterior works, then handover with the full documentation pack.

Common questions

New builds, answered

How long does it take to build a new house?

Design and consenting typically takes several months before construction starts. Construction itself is usually six to twelve months for a standalone home, depending on size, site conditions and material lead times. You receive an indicative programme with your contract, revised as the design is finalised.

Can you build from my architect's plans?

Absolutely, and that is common. We will review the drawings at the outset, flag anything that will be difficult or costly to build, price it accurately, and then build to those documents. We are equally happy to bring in design partners if you do not have plans yet.

Can I make changes once construction has started?

Some changes are straightforward early on, especially before framing is closed in. Later changes affect structure, services or consented documents and become expensive. Every variation is priced and approved in writing before we proceed, so you always know the impact.

Do you build on sloping or difficult sections?

Yes. Sloping sites, narrow access, high water tables and overland flow paths all need specific engineering and careful sequencing, but they are a normal part of building in Auckland. We will tell you at feasibility stage what the site is going to add to the cost.

What warranty comes with a new build?

You receive the manufacturer warranties for products and materials, producer statements from our licensed trades, and our own workmanship guarantee. If the build is covered by a building guarantee or master build type policy, we will arrange that as part of the contract.
